Seminole City Center Keeps Refilling Its Own Storefronts

Seminole City Center Keeps Refilling Its Own Storefronts

  • October 8, 2026

When a window goes dark at Seminole City Center, a new name tends to be on the permit before most people notice the old one has left. Asked this summer about the churn at the former Seminole Mall, Community Development Director Wesley Wright said the center "has continued to fill space as it comes open," and added, "We have not observed any indication that vacant spaces are remaining unleased for extended periods." The 37-acre site has been through this before. North American Development Group and Primerica Group One began rebuilding the old mall in 2016, turning it into a 424,000-square-foot open-air center. As of the end of September 2026, here is where each changing address stands.

Five Addresses, One Summer

Address Previous tenant New tenant Status as of late September 2026
11165 Park Blvd. Pieology Pizzeria Shake Shack Permit issued June 15; listed "Coming Soon," no opening date
7756 113th St. N., Suite E Maple Street Biscuit Company Pepe's Cantina Permit application under review as of Aug. 5; listed "Coming Soon"
7724 113th St. N. Not reported Beach Pizza Open
7820 113th St. N. Boston Market, vacant three years Wild Fork Foods Operating daily, 8 a.m. to 9 p.m.
Seminole City Center Sugar Wing, opened April 2024 Not reported Closed by early August

Most rows in that table show the center's usual pace, where one restaurant leaves and another is lined up. The Wild Fork row is different, and it sits just outside the center's directory. That former Boston Market stayed empty for three years, then Tampa-based Wagner Property Group bought it in March and renovated it. So the place on 113th Street that sat empty longest was the one with its own building and its own owner. Inside the center, the city reports no sign of spaces sitting unleased for long.

The Pieology Space Becomes Pinellas County's First Shake Shack

The building on the center's Park Boulevard frontage already holds CAVA and a Verizon store. On June 15 the city issued a permit for interior demolition and alteration work at 11165 Park Blvd., and Shake Shack is named in the permit description. Wright said the city had been working with the applicant since early June 2026. The plans move the interior wall next to Verizon to give the restaurant more room. Verizon is staying, according to Wright.

This would be Shake Shack's first location in Pinellas County. Its closest restaurants now are in Midtown Tampa, at International Plaza and in Wesley Chapel, where the Tampa Bay area's first Shake Shack drive-thru opened in 2024. For Seminole households, that turns a trip across the bay into a stop on the regular Park Boulevard errand loop.

The space itself came open after a national story. Pieology's parent company, Little Brown Box Pizza LLC, filed for Chapter 11 bankruptcy protection in December 2025. The chain had about 200 locations in 2020 and was down to 45 when it filed. The city does not have a record of the exact date the Seminole Pieology closed.

There is still no opening date. The Tampa Bay Times reported on Aug. 9, and again in an Aug. 11 update, that none had been announced. The center's own store page still lists the restaurant as "Coming Soon."

On 113th Street, One Restaurant Is Open and One Is Waiting

Pepe's Cantina, a Mexican restaurant with margaritas on the menu, was announced in April for the former Maple Street Biscuit Company space at 7756 113th St. N. An early announcement aimed for a July debut. As of Aug. 5, though, the city said the building permit application was still under review. The center still lists Pepe's as "Coming Soon," so the summer target has passed and no new date has been announced.

A few doors down, Beach Pizza is already open at 7724 113th Street North. The business describes itself as family-owned and operated since 1989. It makes hand-tossed pizzas with house-made dough, sauces and dressings and bakes them on stone. Local reporting had it open by early August, but neither the center nor the coverage gives an exact opening day.

Sugar Wing is the summer's other departure. It opened at the center in April 2024 as the New York chicken chain's first Florida restaurant and had closed by the time the city discussed Shake Shack in August.

Some newer non-restaurant tenants are also marked "Now Open" in the center's current directory, including Bath & Body Works and M. Vincé Nail Spa. The directory does not say when they opened.

The Grocery Cluster Along 113th Street Gets Denser

Wild Fork Foods brings the most new options to the corridor. It is a meat and seafood market with more than 700 items and 66 locations nationwide. Its St. Petersburg store at 2801 Fourth Street N. opened in November 2024. Along with beef, chicken, pork and seafood, it sells alligator, bison, venison and ostrich, plus prepared meals, sushi, pizza, desserts and sides. Everything is blast frozen at minus 40 degrees right after packaging and then vacuum-sealed. Its store page now shows the Seminole location open every day from 8 a.m. to 9 p.m.

Location is what makes this store matter locally. Wild Fork sits next to a Publix. A Fresh Market is across 113th Street, and a Sprouts Farmers Market is half a mile away on Seminole Boulevard. That Sprouts, at 7263 Seminole Blvd., was also announced as the home of Buddy Brew's first Pinellas café, with a ribbon-cutting set for 9:45 a.m. on Friday, Aug. 14. Within roughly half a mile, then, there are four grocers and a specialty coffee counter, all within a short drive of the center's restaurants.

What Fills the Calendar While the Paper Stays Up

The storefronts change often, but the center's event schedule stays steady, and the city's own programming fills the weeks around it. Here is what is set for the rest of fall 2026:

  • Friday, Oct. 2: The center's First Friday Concert features Samantha Leigh from 6 to 9 p.m. at 11201 Park Blvd., with raffle proceeds going to the Red Sled Initiative. The same night, the city's free Music in the Park series brings Mad With Power to Seminole City Park, 7464 Ridge Road, from 7 to 9 p.m. Parking is $3, and food and drinks are sold on site.
  • Saturday, Oct. 3: The Recreation Department's Pooch Pool Party at the Seminole Recreation Center runs 10 a.m. to noon for small dogs and 11 a.m. to 1 p.m. for large dogs. Admission is $5 per dog.
  • Friday, Oct. 9: Music in the Park closes its season with Brigade, a Heart tribute.
  • Saturday, Oct. 17: All-Ages Harry Potter Trivia at the Seminole Community Library, 2 to 3 p.m.
  • Tuesday, Oct. 20: The library's HallowTween Party, 6 to 7 p.m.
  • Saturday, Oct. 24: The center's new Haunted Graveyard Experience, 7 to 9 p.m. Entry is $5, with proceeds going to Foster Kids of Pinellas County and Rotary-supported charities.
  • Friday, Oct. 30: The city's Field of Screams at the Seminole Recreation Center, 9100 113th St. N., 6 to 9 p.m., with a $7 activity band.
  • Friday, Nov. 6: The First Friday Concert features Almighty Queen.
  • Saturday, Nov. 21: The free Holiday Craft Fair at the Seminole Recreation Center, 10 a.m. to 3 p.m., with 115 craft vendors and concessions. That afternoon the library hosts All Ages Fall Trivia & Bingo from 2 to 3 p.m.

Oct. 2 is the busiest night on the list, with two free concerts at the same time on opposite sides of town. The Recreation Center at 9100 113th St. N. sits on the same street as Wild Fork, Beach Pizza and the coming Pepe's Cantina. For anyone heading to the Field of Screams or the Craft Fair, the newest additions to the corridor are a few blocks from where they park.
